Radon is a naturally occurring radioactive gas. It forms when uranium in soil and rock breaks down, and it seeps up through the ground into homes through foundation cracks, gaps around pipes, and other openings. Why Radon Is a Serious Health Concern

Radon is the second leading cause of lung cancer in the United States, responsible for approximately 21,000 deaths per year according to the EPA. Only cigarette smoking causes more lung cancer deaths. For non-smokers, radon is the number one cause of lung cancer.

The EPA action level for radon is 4 picocuries per liter (pCi/L). At or above that level, the EPA recommends mitigation — a relatively straightforward process that involves installing a vent pipe and fan system to draw radon out from under the home and exhaust it safely outside.

The good news: radon mitigation works. A properly installed system can reduce indoor radon levels by up to 99%. But you can't mitigate a problem you don't know you have.

Radon Levels in the Lake Norman Area

North Carolina has areas of elevated radon potential throughout the state, and the Piedmont region — which includes the Lake Norman communities — is no exception. The geology of this area includes granite and other uranium-bearing rock formations that can produce higher radon levels.

1. Closed-house conditions — For 12 hours before and during the test, windows and exterior doors should remain closed (except for normal entry and exit). This ensures accurate results that reflect real-world conditions.
2. Monitor placement — We place the monitor in the lowest livable level of the home — typically the basement or lowest floor — where radon concentrations are highest.
3. 48-hour test period — The monitor runs continuously for 48 hours, recording radon levels throughout the test period.
4. Results and report — After the test, we provide a detailed report with your average radon level and a clear recommendation on whether mitigation is needed.

We can perform radon testing as a standalone service or add it to a standard home inspection. Adding radon testing at the time of your home inspection is the most efficient approach — it saves you a separate appointment and ensures you have all the information you need before closing.

What Happens If Radon Levels Are Elevated?

If your test comes back at or above 4 pCi/L, don't panic — it's a fixable problem. Radon mitigation systems are installed by licensed contractors and typically cost between $800 and $2,500 depending on the home's foundation type and the complexity of the installation.

As a buyer, an elevated radon test result gives you options:

• Request the seller install a mitigation system before closing
• Negotiate a price reduction to cover the cost of mitigation
• Request a seller credit at closing
• Walk away if the seller is unwilling to address the issue
